Hi all,

I had never posted to a forum before this week.
My name is Conor my wife is Michaela we have 2 daughters aged 5 & 10.
Unfortunately my first post here is not a happy one.

I have made an internet site to expose, “name and shame” Christoforos Karayiannas & Son Ltd. and what they have done to my family. They are property developers based in Paralimni and we were to buy a four bedroom detached house from them. No 30 Ayios Sergios in Frenaros.

On my site you can read our contract, see our photo’s, read all correspondence and even listen to the audio of our meetings with them. We have nothing to hide and now very little left to loose.

There is no defamation on my site. Examine the evidence for yourselves.
You will see how Karayiannas & Son deceived us before contract, now ignore that contract (deposited in the land registry) refuse to deliver our house and have kept all our money.

I read at the weekend on another forum that Karayiannas are renting out OUR house.It does show motive for their breach. They will not profit from their actions!

You can read about how Christoforos Karayiannas was arrested for assault and Marios Karayiannas was arrested for criminal damage and follow their upcoming trial.

My case is NOT a complicated one. I show everything on my site which takes some committed reading.
There is a summary on the front page.
The letter I sent to them on the 13th Feb 2006 (on “their lies” page) is an important read.
I’ve put important quotes in the margins of all pages.
The audio is best studied with the transcripts. They are essential for anyone wishing to do business with Marios Karayiannas.

My family is now living in rented accommodation. We stayed silent for a year now in the hope they would do the right thing…they didn’t. It is now time to tell our story so others can learn from our mistakes.

I welcome constructive “objective” comments but please give me an idea as to how deep you studied my site and I’ll know where you’re at. We are gathering evidence for our court cases, if you can help us in any way please get in touch. If you prefer you can contact me in private.

This whole experience is just a setback and not a cancellation of our move to Cyprus. We still intend to settle in the Frenaros / Paralimni area.

Hi Connor , welcome to the forum, sorry that your arrival is engulfed in a bad personal experience.
Unfortunately the cowboy builder/ developer is an International beast and not only confined to Cyprus.
Many Cypriot business people are deluding them selves in that they are ABOVE the law and that somehow they have the required " MESA " - contacts - to do as they like. It i s a mentality that many Cypriot businessmen as well as ordinary citizens to a lesser or greater extent possess , coupled with the notion that Cyprus belongs only to them and to no one else because of this "tribal" mentality you often come across people demanding that you pay attention when they inform you in a dictatorial fashion " do you know WHO I AM ?

These developers that you are having problems with are not the only ones in Cyprus. You should use all legal means available and through the courts of Cyprus obtain full satisfaction of your legitimate claims. Cyprus solicitors are on the whole very professional and and courts are above politics , very much like the British courts.

It is usually quick to receive the activation link for CyprusLiving - did you check in your Spam folder for the activation link, maybe?

Have just been reading through your site and it makes very interesting reading. It certainly backs up the many posts against buying "off plan" that I have read on the many Cyprus forums.

Certainly, I would suggest if you intend to buy property off plan - it would be best to take a rental property here in Cyprus during the last 6 - 12 months of the build in order to personally supervise the progress.

I wish you well in your pursuit against the developer.

I have just contacted staff at cyprusliving as something might have gone amiss.
I totally agree with you advice to rent in Cyprus while awaiting your property to be built.
You cannot drop the ball for a second.
I'll keep this forum in touch with all developments

Keep trying with CyLiv.

The staff are a bit stricter with postings on CyprusLiving.
But i'm sure they will allow it.
