Cyprus is one of the best places for the buy-to-let industry to invest and will get even better, according to an expert at property website Rightmove.

In its list of top locations for prospective investors, the site lists a whole range of advantages to investing on the island. The cost of living is low, the climate is warm. It has "an extraordinary quality of life" and, if proof of its qualities were needed, the buy-to-let market on the island is booming, offering "strong rental returns".

The country will be "even more attractive" next year, it insists, as January 2008 sees the country adopting the Euro as its official currency.

So what does Cyprus really offer? The first and most obvious quality is location; a Mediterranean climate on a Mediterranean island means warmth in winter and beautiful sunshine in summer. The country has numerous fine beaches, so those looking for sun, sand and surf should be well rewarded.

Then there is the history of the island. Anybody remotely familiar with it will be aware that the influences on life there do not start or end with the Greek or Turkish culture of today. Human relics date back to the bronze age, with Mycenaean, Phoenician, Egyptian, Persian, Macedonian, Roman, Byzantine, Ottoman, Venetian and, of course British influences all contributing to a long, rich and varied history.

Given that these various civilisations have left their mark in a myriad of archeological relics, with many ruins all over the island such as the pillars of Salamis near Famagusta, the buy-to-let market may be able to rent out to tourists indulging a fascination with history and culture as well as those who want to head for the beach. The inland topography of the island includes the Troodos Mountains in the west, which attract enough snow for skiing in the winter. All this and there are plenty of wineries too.

This variety is evident from any tourist website, with Visit Cyprus extolling the virtues of the island as anything but a one-trick pony. "One island, a world of options," it says. If some islands in the Mediterranean have a reputation for simply being a place to laze on the beach, Cyprus is not among them.

Cyprus has been quick to press its case in the European property market, at least if its presence at the Grosvenor Hotel in Park Lane last week, reported in the Malta Independent, is any indication. Given its many attractions, Cyprus may indeed be the place to invest in 2007

Sorry Gav -- but yet again your talking crap .

At the moment I'm afraid Cyprus is not the place to invest at all.

I'm afraid if you believe the hype / sales pitch then there's no hope for you

The days of making a good profit on "flipping" or renting out properties to holiday makers has long gone .

The flights to Cyprus are still pretty expensive -- holiday villa owners are still trying to charge the earth and there are a glut of unsold properties on the island.

Booking a package holiday is much cheaper than arranging your own accommodation -- unless it's a very large group then a villa would work out cheaper

If you have an exceptional property in the right location you may do well -- BUT most owners that bought to rent out are having a problem filling the vacancies .

The only way to go nowadays is to rent out on a long term basis which even then will hardly cover your costs if you have taken out a loan to pay for it.

I done my calculation .
In london for £30000 house you get max £1250 a month
In Cyprus i build 6 flats and cost me £120000 and i have £1200 a month
Villas i sell for 185 sqm very nice for £180000 and it will bring minimum £1500 a month
Villas which i sell £65000 can bring £600 a month minimum

I think its good to invest now.

that seems very cheap for construction..

. Is it cheap construction ? I uese the best materials. Look at the quality.

This is the villas i build. I will take a picture for the flats as well and add it here . I sell Nicosia Flats on Pre74Turkish deeds for £55000 Englishpound 3 bed 110sqm. And villas from 65k . I mean i dont mind if nobody buy because they will bring good rent.

I'm sorry again Gav -- but I can't see any quality -- only a skeleton frame of a house and a few piles of bricks -- I wouldn't go so far as to call it a villa ---unless I was a estate agent of course .

Do you use a DPC in your construction ?

When you say DPC is it Damp proof Concrete ( Yes we use it )
The villa is not ready yet but when it will be ready it will be very nice. May be i will give a kokteyl reception for opening day. Here how its going to be the 65K ones
with a communal pool
