hi,
i rent a holiday flat in paralimni and paid 1 year rent in advance . after i left the country and didnt come back because of business comets . i m turkish cypriot. i live in london. i called the landlord and told him he keep my staff safe but when i arrived back he never meet with me. i had many valuable things in the flat which i lost. i still have the tenancy agreement we signed. all my personal items ,my cartier glasses , a lot of designer clothes are disappeared. do you think i can sue him ?

Technically, if you paid for a year and you have proof of it, it doesn't matter whether you came back or not, unless the year has passed. If the year has passed and you didn't come back for your things, I think he can get rid of them and rent the apartment again. It is your responsibility to get your things out. If he messed your things before the year in advance payment ran out, then I believe you can sue him. Talk to a lawyer...

Depends on whether the landlord took them or you were burgled by someone else. That is going to be the more difficult thing to establish.

He says nothing was in the flat over the phone but he enter the flat and rent it. He had the keys. the person andreas (agent)who arrange me the flat had the keys as well, he ask me before if he can use it sometime which i said no problem. its really bad experience.
I rent the flat because always i have to stay in hotels when i come to south cyprus.
