Anybody know how long title deeds take to come through after apartment purchase is completed ?

it varies but we had written into our contract that they had to be available within 4 years of signing the original contract.two years have passed so we will see.there is also something about an entitlement to deeds once you have been granted residency if you are a euro citizen but not looked into it completely yet.

I believe that before you can get the deeds put into your name you must either be a resident of Cyprus or have the permission of the council of ministers --- is that what you are thinking of Beverley.

If you have two more years to wait before you deeds are available I wouldn't worry to much as they will probably have changed the rules by then.

It can vary from about 5 years to much much more -- I have read about people still waiting after 10 years and one or two still haven't got them after 15 years ( but that is unusual )

It depends on the builder / developer and if he has done everything correctly and the land registry office getting round to it .

Builders / developers don't seem to enthusiastic to pay off any loans they may have on the land your house /flat sits on and even less in paying the taxes due to the government which means the land registry will not issue new deeds until these have been paid off.

So as you can see there are many factors involved in the final step of buying which is the issue of the Title Deeds -- and remember you don't own the property until the deeds are in your name .

How about land? How long for teh Land registry to issue new title deeds after you have bought or inherited land?

There are problems with Title Deeds, many problems!

I've read press reports saying that more than CYP 40,000,000 in Property Transfer Fees is being held up due to the long delays in issuing Deeds (plus Capital Gains Tax, Immovable Property Tax, etc).

I took part in a round-table discussion on CyBC Radio 2 towards the end of last year with an MP, a lawyer and the the Chairman of the Cyprus Land and Building Developers Association.

Word of the problems has spread to the UK and Channel 4 have commissioned a program on the subject that will be broadcast in the Spring.

I understand that a new Government Minister has been appointed to sort things out.

You have to be carefull when you buying property in south cyprus because if they make the villas on TC lands it will take you years to get the title deeds. Because i saw many news regarding with fake documents they buying the TC lands. :wink:
