Purchasing in North Cyprus

Buying in the North is a risk, but if you're prepared to take that risk you could end up with a fantastic property in a beautiful location.


I've gone for a pad in Pissouri. I did look at the North but didn't fancy it. I prefer something abit more secure and safe to be honest and the thought of courts and fines etc is not what I have in mind for a holiday home.

Each to their own I guess.

I do not understand what you are implying here. Are you disputing the fact that the vast majority of land in the occupied north of Cyprus is stolen and illegally traded and developed Greek Cypriot ownership land, and that is why it is so cheap?

what I'm saying is that

1) Not all the land in the North is stolen GC land
2) There are other factors which make land in any country cheaper than others

Probably not all but the land which is legit is alot dearer and the price reflects this.

You pay for what you get.

Yes Svetlana, in a strict sense, even the selling of pre-74 TC land and its development is illegal because it is not done according to the rules and regulations of the official RoC land registry, the only legal state entity in this country! Furthermore, in view of the fact that 80% of the private land in the occupied north of Cyprus belongs to GCs, chances are that at least 4 in 5 property transactions involve stolen GC properties. This probability is definitely higher, and it may even be as much as 9 out of 10, if one considers that the vast majority of TC ownership land has almost been fully developed first, many years ago, and basically what is now left, is merely all the stolen GC properties. Therefore, your above statement is basically an understated warning, not to say a disguised indirect encouragement!

The properties I've seen that are pre 1974 Turkish Title are really not that much more expensive than the others.

Yes there is a small premium, but in comparison to properties in the South or other popular holiday destinations like Spain and Portugal, the price is still a lot cheaper.

I do agree that you get what you pay for, and it all depends on your attitude to risk.

I'm a bit of a risk taker, so I've bought on Exchange land, which is not 100% safe like Turkish Title but its not as risky as TMD land.

Someone told me that they don't build hotels in the North like they do in the South.

Is this true? If so, why?

How do you mean 'not like in the South'?

There are lots of very nice 4 and 5 star hotels in the North, I've stayed at a few of them. And when I went a month ago there were quite a few being built around the Kyrenia area.

The best thing to do is book a weeks holiday and go out there. Have a look for yourself. Thats what I did and I absolutely loved it, so did all my family.

A lot of people will try and put you off saying bad things about the places and the people, so go and have a look for youself and make your own mind up. I don't think you'll be disappointed.

I'd like to also mention that the main reason we didn't purchase in the North was because I do not agree with what happened and it is also very sad the Cypriots were kicked out of their homes all those years ago. Having spoken to peole who have homes in Kyrenia but can't visit them makes me very sad indeed. I

I would not a buy a car without a full service/mot history, so I would definatley not purchase a property.

There is no exchange land you idiot! To exchange something you need to have two parties agreeing to an exchange. You are a criminal and hope you will be arrested!
