Estate Agents

Postby rachelc » Mon Oct 16, 2006 1:45 pm

Hi, I'm new to the forum and after a few months of reading everyone else's opinions I couldn't hold back any longer!

The recent thread on estate agents is worrying for those of us who have recently bought property in Cyprus thinking we have done our homework and used companies/solicitors which appear to be as reputable as they can be (and who can say that haven't ever had problems with estate agents?!). Although we purchased our property following consultation with BuySell we did use a solicitor which appeared on the British Consulate's recommended list, which I hoped would be of some reassurance.

Surely there are people out there who have had positive experiences with companies such as MyProperty and BuySell??!!

rachelc, you are worrying too much ;) As long as you use reputable companies and you do some homework there is nothing to worry about.

We have bought property through My Property & BuySell with no problems.

We also have an apartment listed for sale with both companies - will have to see who secures a sale first.

I agree with Sotos - take it step by step and you will be fine.

If you have a lawyer that is independent of everyone else's involved you will be fine. The estate agents that everyone is talking about are not so much hurting the buyer as far as taking the money and ran or sell you stuff that is not available or anything like that. They just do it without a license and though not good, people make too much noise out of it when all they seem to do is take the food out of the legal estate agents' mouths really and they should be the ones complaining. You seem to have a good lawyer and I am sure if there was something to be worried about, he/she would tell you. Do not worry so much, just enjoy.

Rachel, it's not so much the estate agents, but the solicitor.
At least you have an independant one which is very good for you.
Best of luck Caroline

hi rachel

i wouldn't worry about it either.
i agree with andry that in this case it is the 'legal' estate agents losing out.

its not because buysell are dodgy, just that they have not gone about it legally to get their licence.

saying that, they are BIG in cyprus, so obviously people are buying and selling.
I'm sure if they were so bad this wouldn't be the case.

having had independent professional advice i'm sure you've nothing to lose sleep over.

Oh please don’t work through every singly property enquiry posting the details of yet another property web site – I think a single posting in the Classifieds section would enable most of us on here to work out what you do…

As far as I know, BuySell has no official status as an estate agency. They simply offer a 'property advertising service'.

Most of them are like that though. There is an estate agent's associated in Cyprus and being such an non-monopolised market they decided to put a padlock on other estate agents opening up so unfortunately their all opening up as advertising companies.

Estate agent do not benefit you though, there better of being advertising companies. Estate agents take up to 10% commission, advertising take between 2 - 5 % commission (if I am correct).
