Hi

Can any one supply me the contact address and tel no of Cyprus Land Registry Department as I would like to check whether my name has been documented (not registered) in an immovable property which I bought five years ago in Polis. The solicitor has deposited the contract signed by both parties to Land Reg. Dept. and says I am the legal owner, but I have no document to support it apart from the solicitor letter. The solicitor is still in practice in Polis and presumably honourable.

I know I was naive in this impulsive purchase not knowing of the com plication of the immovable property, but I was in love with Cyprus and the people there during my 8 days holiday min Polis and Paphos. :oops:

Any suggestion of a good solicitor to help searching for my legitimate entitlement to this land and looking into transferring the title deeds when arises.

Hi Kuchan

You should have received your Title Deeds when you purchased the land; call your lawyer!

What your solicitor should have done is deposit your contract of sale with the Paphos office for what is known as Specific Performance. He/she would also have assisted you in obtaining a permit from the Council of Ministers to own the land.

Hi, Lana & Nigel

Many thanks for your swift replies. I did not get on this forum soon because of my laptop Internet connection problem.

The land is 2000 m2, part of probably 40,000 m2 of an immovable land registered to a developer. The land is not yet divided into individual plot. My lawyer has deposited the contract of sale with Land Registry (which office I don't know) for my protection. I assume she has obtained a permit from the Council of Ministers as her last letter states that I am the legal owner of that piece of land. She can not registered it in my name yet unless house/houses being built on my land.

Should I call Paphos district office or the Head Quarter to find more information regarding this piece of land.

Any suggestion of a lawyer specialising in immovable property.

She cannot register it in your name yet because there isnt a house on it? My family owns a bunch of land without houses on it and it is in their name...Unless things have changed that MUCH.

that doesnt even make sense. why do you need a lawyer anyway? call them up and you should be able to get a title of ownership with the contract of sale.

I am not sure how you can buy a plot of land which is not sub-divided; It will be interesting to learn what you find out when you contact the Land Registry.

Also, why after five years it has not separate Title.

Lana, The developer has not sub-divided the land to individual plot. This is because it is an agriculture land, not a building land. The developer is waiting for council approval to change it into a building land so that he can build a small estate with many houses of it. It seems the council has a meeting of converting agriculture land into building land every two year period, so it can be many more years for the council to approve it. Meantime, I can get it separated only if I build a house on this 2000 m2 agriculture land which I have of no intention as I am a long way to retire. When I have more detail of this issue resolved, I will post it here.

Souloul, as you can see, my land is a small part of a big plot of land (belong to developer) not yet divided. What is the title of ownership with the contract of sale. Is it a document issued by the Department of Land Registry when contract of sale is deposited?

Andri_vy, can you clarify "the land is in their name". What document of proof the land is in their name. Is it a certificate issued by Dept. of Land Registry? And how to obtain that certificate, please?

Kuchan, they have had title deeds to parcels of land for years. I do not know how they got them but I will ask and see if I can find out. All I know it that what you are saying doesnt make sense to me and I was born and raised there. Never heard something like that before.

Hi, Andri_cy


These were done during the purchase of the land;-

1) Application by an alien for the consent of the Council of Ministers to acquire immovable property in Cyprus was filled and lodged

2) The signed Sale of Contract was deposited in Phapos Land Office. My passport was registered with council of ministers.

I was told I was the legal owner of that 2000 m2 land as the Sale Agreement was deposited at the Land Register. However, my land is within the whole land of 40000 m2 which is not yet sub-divided into separate title deed. In order to get a title deed registered in my name in this 2000 m2 agriculture land, I need to build a house. Failing that, I would have to wait for the developer to sub-divide the land of 40000 m2. As a agriculture land, the developer can probably only erect a house per 1000 ms to get the land divided. So the developer is waiting for council permission to change it into a building land in order to cramp more houses per 1000 m2 to make it into an estate which is more profitable.

Those are what I was told by the developer and my lawyer. I am of no clue about Cyorus laws and would like to find out my legal entitlement about this plot of land.
