As Nigel has already pointed out, rental 'guarantees' are factored into the selling price wheever they are offered, be that Cyprus, Greece, Bulgaria, Dubai, UK et al.
In effect, because you have overpaid for such a property, the 'rent' you get is just your own money being returned to you - on which you have to pay tax !.

I agree. Nobody gives you anything for free! If they give you guaranteed rent where is the money coming from? The buyer
