Hi everyone,
I am hoping to view various apartments for sale in Febuary, and would very much appreciate it if someone could forward the names of some good honest real estate agents. Likewise I would appreciate info on ones to avoid.

Hi Charlie

In which areas are you interested? Most Estate Agents here cover only one location. The largest comapnies are: BuySell (unregistered and therefore not truly Estate Agents) and Superior Real Estate, which is the largest regsitered Estate Agent on the island; both these companies have offices throughout Cyprus.

Yes but buysell did go to court and win there case to be able to market properties. Try to keep away from just the developers as they will only show you thier properties. Always use independant Lawyer, never one the agents suggest.

I am pleased that you have stated that Buysell have won there court case,
does this now mean that they are all legitimate, and would it be safe to use them should I see a desirable property ? They have a fantastic range of properties advertised.

Charlie, skip the agents and save yourself upto 10% on the price! That's how much commission they are making. If you have an ounce of initiative, which i believe you do, then please save yourself thousands by cutting out the middleman and going direct to the developer. And then try and get yourself a bigger discount again because Cyprus is a buyers'market - there are bargains to be had and everyone is feeling the pinch. So do yourself a favour and negotiate hard!

There are not too many developers in Cyprus. You can visit them one by one and save money on agents commission. However, I heard that once developer gave his property to agent for sale he can't sale it himself unless he breaks the contract with agent. Is this true?

This is getting more and more interesting,

I really appreciate the good advice offered , but at the moment I am unsure as to whether I should purchase off-plan or resale, to cut a long story short I am simply looking for an apartment anywhere on the island (south), which will cover the costs of the loan, by renting out.

I recommend buying a re-sale, having made sure that the quality of the materials in the building are a good standard...

They are funny about re-sale here, and thus they are cheaper to buy, so go for a sound quality re-sale in my view.

They are not too easy to find, but dont be put off.
the 1980s was not a good decade in Cyprus for architecture. Twas the decade of 'chuck 'em up and keep 'em coming'.

I love the 1940s and 1950s stuff, may be worth a lick o' paint and a few adjustments, but beats the new style same old.
