As the property market is down . You can rent it at this time and sell it after the market has recovered! It does not make sense to sell when the market is down as you will sell at a loss possibly.

The rental market is greatly depressed at the moment, with rents falling about 20% over thelast two years.

I would guess there is more chance of renting than selling tho..........

Sell ASAP. Invest in advertising your property to sell faster... lower the price as well.
The value of your property shall decline much more in the next year or two.
