For why, my little star?

All other things being equal a 236000 euro property subject to and inclusive of vat is essentially a 200000 euro property not subject to vat.

Now property is only worth what a willing buyer will pay for it, and factors like location etc, make a big difference so a 4 bed house near Dassoudi may be priced much higher than a similar house in say Mesa Getonia, but after equalising all factors it follows that paying 236000 for a vat free property one is rather more likely to get a better property than paying 236000 including vat. The seller must offer something that offers an benefit to the buyer and greater floor area is one such possible benefit.

In that respect I only talk about chance, not an absolute certainty, that a vat free property might be bigger.

At the end of the day the buyer has to weigh up the factors and choose between a vat free or a vat liable property.

My Cyprus property is located on what was agricultural land, so no VAT paid, or obviously repaid.

It also came with Land Deeds, they know there's a house on the land ( and has been in situ for five years ) but can I get them to issue a completion certificate? No can I hell....

Btw it's a reasonable size covered of 240, but the plot is 2400sq m and will be up for sale next spring, I've been approached by locals who wish to put their hard earned into solid property rather than the bank! But I want what I paid for it in 2008! Which is fair considering, includes all furniture, pool, jacuzzi, gazebo, pergolas, landscaped gardens full of shrubs, palm trees, olive trees, and an orchard, plus a few sheds! Waterfall and rockery, covered veranda, and wood lined ceilings full central heating and huge gas fire, plus aircon throughout.

Am I doing a good job of selling!!! Btw after falling foul of a developer years ago on a first purchase, we learnt the hard way, this property was built by a local builder, with local craftsmen all whom we've used since, one guy did nearly all the woodwork by hand, I was mesmerised by his skill, the fitted wardrobes, pergolas and gazebo were done on site by him! He smoked thousands of cigs when he did them.

Anyway you know Oz not to recommend a buy without deeds on completion, it's even more dangerous now as some developers are panicking as they try to offload properties cheaper as they are now responsible to pay all IPTs on property's they still own that they haven't issued Title Deeds on. I shouldn't laugh, but few people would feel sorry for them considering the mess they made. But no way should the mess created by the greedy stop all sales, the good that could come out of the bad will make Cyprus eventually one of the safest places to buy in. But it's going to take time, mine is on long term let ATM, I may carry on if I get no interest next year.
