Don't know how it can't be.
Up till now TRNC had few bargaining chips with all the advantages on the RoC side.
There was a time when TRNC was envious of RoC's EU/Euro membership and wanted to join the gravy train. That's now not the case.

Direct flights and relaxing of other embargoes is what TRNC wants but had nothing it wanted to give in exchange.

What both sides need desperately is water.

The undersea pipeline is now seriously under construction in Turkey AND TRNC. Supply of water to RoC will be on the table and must therefore be a game changer.

Why does the RoC have to buy this water?

Probably not Gardash,

If it became absolutely necessary (and I mean absolutely necessary) the RoC would simply offer to buy the water.

Any attempt by the TC/Turks to refuse to sell the water, and turning it into some political negotiation will reflect badly on the TCs and Turks in the eyes of the world.

if Turkey can claim 20% of the RoC's gas, the RoC can claim 80% of Turkeys water?

(if the RoC wants this water) why does the Roc have to pay but Turkey does not have to or even offer to pay for the gas?

Rubbish, you occupy more than your "share" of Cyprus, you illegally sell our property, you illegally deny us Varosha, you illegally keep 40,000 troops on the island and you illegally settle mainlanders on the island.
