Should You Buy Property in North or South Cyprus?

Property in North Cyprus does remain far cheaper than property in southern Cyprus however…but that’s partly because of the title deeds dilemma. However, thanks to the European Courts, the issue has been all but solved.

Disputes are now handled in Northern Cyprus by the Immovable Property Commission.

Having said that, North Cyprus doesn’t help foreign owners of property. We have friends whose homes have been foreclosed upon because the land on which their properties sit was remortgaged by the developer in the short gap of time it took for contracts to be exchanged and deeds to be issued.

No one is helping them. They could lose everything.

Don’t think the south is immune from this type of scam however. There are property issues that would make your hair curl! The fact is, if you want to buy a property on either side of the island you’re better off buying a completed home from someone who already owns their title deeds. In this way you know the deeds will be transferred to you, and that the property is in full working order!

This is not really a credible source Halil, it is the type of publication the prints anything to suit its advertisers.

The story does not tell the facts about stolen GC properties, however, because The GCs are still the legal owners of their properties that are being sold illegally to the foreigners. The IPC has not solved this massive problem for the illegal buyers and sellers of GCs properties in the north. It has ONLY solved the problems of few GCs who want to sell their properties through the IPC, therefore, the article is not factual at all.

Most properties sold in the part of Republic of Cyprus illegally occupied by Turkish troops since the invasion of 1974 belong to Greek Cypriot refugees who have been ethnically cleansed from their homeland and replaced with foreign Turkish settlers.

"Buying" such a property is illegal, regardless if the non-recognized Turkish pseudo state printed so called "title deeds" for it. Only the official departments of the Republic of Cyprus are able to issue official title deeds for any property in Cyprus. "Title deeds" printed by the non-recognized pseudo state are not recognized and are worthless.

If you "buy" such a property in occupied Cyprus you will be trespassing on property that belongs to a Greek Cypriot. Trespassing of such kind is considered a crime in Cyprus and the penalty can be up to several years in jail. Republic of Cyprus is an EU member state and all other EU countries are obliged to respect the rulings of Cypriot courts for crimes committed in Cyprus (including the part illegally occupied by Turkish troops). Just a few days ago a British criminal who dealt with Greek Cypriot properties in occupied Cyprus was arrested in the UK and extradited to Cyprus.

Only buy properties that come with the official Republic of Cyprus title deeds which are the only real title deeds that can be issued in Cyprus.

There are almoast 200 official states in the World -for what f/ing reason a foreigner is buying land in an ilegal state this is something which needs medical attendance

Not the whole story - in the illegally occupied zone one needs a "PTP" , from the psuedo Government which can be very hard/impossible to get.

i find the term "north" and "south" cyprus offensive.

Indeed, it's like north & south London. The northerners are always befooling the good southerns, but now the are fecked up. :D
