Hello,

i was wondering about how many times would someone change the house plans that she/he is given by an architect.
How long would you estimate that the period of house plans takes? 2-3 months?

Any people with experience into this?

:? That’s a loaded question! There are customers from hell who don’t really know what they want and keep changing their mind about everything!

A responsible person with initiative should take charge of the matter and using the architect’s preplan as a basis, draw EXACTLY what they want on a piece of paper along with numbered points/notes on another sheet.

People who are unable to do that should surrender authority to someone who can for their own good!

And the architect would just implement the changes fairly enough? Or they would say "aaahhh.... i don't think is a good idea, you should leave it as it is..."
But i suppose you are building once, thus i suppose you cannot be 100% sure in a couple of weeks time that this is the home you always wanted, thus changes can be made continuously for a couple of months?

I just want to clear something for future! :)

Consider using SIPS http://www.claysllp.co.uk/what-are-sips for infilling between the reinforced concrete frame of your house rather than bricks. Cool in summer and warm in winter resulting significant savings on heating/cooling.

One downside for Cyprus, probably not bullet proof. :cry:

I am not sure how things work in Cyprus, but in Australia, I had made minor alterations to my plans about 5-6 times before they were approved. These changes were at no extra cost.

My advice is to negotiate the terms before commencing, and get everything in writing!

Always be prepared to think outside the square to save money.

The architect works for you. You pay him/her, they will do what you wish or you find someone else.

If you make a change and the architect says 'agghhh, leave as is', then ask for a good reason, maybe you didn't think of it. If it is a good enough reason, ok, you may wish to agree, but it is up to you how you want your house. Many architects are just lazy bums and cannot be bothered to do the work. You will not get it right first time just from a drawing. Do what you feel is what you want, and as the construction proceeds, you can make various changes internally as you go. You will only build once, get what you want, you are the customer paying their wages. And don't take any shit. In todays market, the tradesmen are fighting for work and most will be happy to oblige.

Depending who is doing the building, agree prices at each stage of changes, otherwise they will probably rip you off.

Yes, you are able to make alterations even after construction has commenced.

It is much easier if you are the owner builder/superviser, but I don't recommend this unless you know what you are doing.

When I started I made a document with what I wanted including several images and an example floor plan I drew. One of my requirements for choosing an architect was how cooperative they are. I explicitly asked from them that I want to be part of the team and be involved in the design process. Just a few revisions on an initial plan would not be enough for me. I made this perfectly clear in writing. Those architects that let me understand that they could not do this were crossed from my list. The plans for the first permit for my house took 10 months to be finalized. I know this is a lot, but I am perfectionist and I'd rather make changes early, than have to make them later at an additional cost.
