Hi,

New to this forum, so bear with me. I am looking for advice on the current market to build in Cyprus. I have a plot of land at Aphrodite Hills and full architects and engineers plans, and although I have ben trying to sell the plot it makes sense to build if prices in construction have come down. The property would be 2 storey with basement and a covered area of 200 square metres. Can anyone advise on current prices and also advise on potential builders.

Hi nick and welcome to the forum

approximately for a 200smq it will cost you 350000 450000 and another 40000-50000 for electromechanical jobs
and it depends what materials are you going to use .
the carpenter is included in the above prices.

I think quattro has overpriced you a bit.

for standard stuff you should budget around 1000 euros per square meter. if you want luxury fixtures and fittings then the cost obviously goes up. it goes up as well if you need a lot of retaining walls etc built.

get a good architect first and foremost who can give you sound advice.

some of them have in-house structural engineers and include these in their fee (typial architect fee is 5% of build cost)

quantity surveyor, electrical engineer and mechanical engineer are all extra, but they should not cost you more than 1500 euros each if you are doing standard stuff ( a/c, central heating and pool for mechanical engineer). my electrical engineer cost me 600 euros, QS 1000 and mechanical engineer 550 euros

again, get a good architect. i can recommend one excellent guy who is building my house right now if you like

I have an architect, who got me the planning permission called Kosta Coustifides, based in paphos, we have all the plans, electrical, plumbing and aircon, I just havent put it out ot tender yet. Do the costs of 450,000 include VAT (assume in Euros.)??

euros ............and yes vat included

250sqm building it now the quotation was 520000 but consider that Iam quoting in Nicosia and the rates are little bit high and this house is full insulated (double windows, and walls )

It depends on quality of construction and quality of materials used. 1000e per sq./m would be the minimum. Good quality would start at about 1700e, excellent quality (not luxuries) would be about 2200e. Since you have everything ready then why don't you put it out on tender? Nobody forces you to build the house if the offers will be too high.

Just for comparison building costs in UK start at about £600 per sq metre. When you consider that wages are about half in Cyprus as UK it seems that someone is making a lot of money.

That is probably for houses made of timber. Timber houses and steal frame houses are cheaper here as well even thought I don't think we produce a lot of timber locally as they do in UK. And don't forget that while labor might be more expensive, most materials are cheaper in the uk.

Very few timber houses in UK Sotos, and most of our construction timber is imported. Only large commercial buildings are steel framed. I almost bought a steel framed apartment in Cyprus a couple of years ago but the builder put the price up. Perhaps I had a lucky escape, I'd only buy resale now with deeds.

How can you compare when you can literally drive through the typical British house! :roll:

Try doing that in Cyprus! :lol:
