also no matter for the material build you must focus on the insulation(external walls doors, windows,roof), costs more but the running cost of a/cs and c/h
is very low.

Make sure you select the right people from the begining to avoid future problems not only to your pocket but also to your health too.

The architect and the builder must be able to cooperate together this is important I think.

Apparently, so, they say unless you have built you have never busted a gut (or liver).

or. You need a big liver to do this.
