House prices in most areas of Limassol didn't drop because the the market is mostly Cypriots. But at least the prices stopped rising due to the crisis. In Nicosia where the market is almost exclusively Cypriots the prices didn't stop rising (but at a slower rate). The places where house prices dropped are the places where the market was driven mostly by foreigners, like most areas of Paphos and the east coast of Cyprus.

Yes i know about Akos, however his houses are not actually the style we want.

His style is somewhere towards Classic but with some modern effects.

We are interested in modern/minimal style...

OK, but you might not have enough posts to send a PM yet. I don't think it is bad to say names though. We are not going to say anything negative about them ... so it is just free advertising for them :)

I just got a quote from my architect. It was around 15,000 to oversee the project till the completion of the civil works. He gave me an excellent break down of his charges. He's in Nicosia, but I will build in Zygi. I too will build a minimalist type house there. He was educated in Germany and his partner is also German. If you like leave your email here and I will give you his contact details. Sotos is right about the additional fees of civil, mechanical, etc. engineers. He has included their fees on his estimate. I wouldn't buy a ready made house as you never know what it's made of. Especially from a developer. And actually I find it cheaper to build that buy ready.

What they are made of?
They are practically all made of the same material are they not?
Are you not worried about building and not getting your title deeds at the end of it?

If he is building he already has the land title deeds.

LOL, They can be made of a variety of materials. Steel I-beam structure, wood, reinforced concrete, etc. The land I bought has a clean title deed and it will be in my name. Once I finish the build I will apply for the title deed and as long as it's built as per the building permit I will get the deeds for the house. The problem with the title deeds usually lies with developers who build many houses or apartments on a single plot of land, re-mortgage that land, don't apply for the deeds, or can't apply until the entire project is finished, or don't build as per the permit, etc. I wouldn't get involved with a developer. You will get burned!

If you have the plot deeds there is no way not getting deeds for the build.
