Can anybody explain the system for paying for title deeds, specifically if you live on a complex?

How fari do you want to go back? The Municpality must check your property to see it confirms it conforms with Planning Permissions etc.

Then Land Registry will ask the Surveys Department to survey your property to see it conforms with Planning etc.

Your developer will need to obtain a Tax Clearance Certificate to confirm that all taxes/VAT has been paid etc, then armed with that, once your complex has been sub-divided into individual Titles, you go to Land Registry and pay your PTT.

You will also have had to pay your Developer the (alleged) IPT and any other iytems he thinks you should pay him!

One of the problems we have is that the developer is charging €500 per property (there are 9) "agency fee). We are wondering if this is normal.

Developers commonly ask for 'fees' at this stage and unless there is some cap in your original Purchase Contract, there is little you can do about it.
