I realised as much when there was a row here in Greece a few years ago between Branson of Virgin and the municipality of Hydra.
Hydra is a car free island. The single garbage truck is the one and only vehicle on the island, and at various coves there are still boatyards maintaining the local fishing fleet (boats under 10 meters mostly). Branson wanted the biggest cove to turn into a casino-cum hotel "development". But the Hydriots asked the right question- why do it? For money of course, to which they said "we make money by leaving it alone" which they do. Cypriots perhaps have yet to realise that they too can make money by leaving things alone.

I highly recommend a short stay in a car free place. You can actually hear people sounds without machines. It is like being in Lemithou in the 50s in terms of tranquility.
For the above and much more, real estate in Hydra is horrifically expensive. And archtiecture is strictly controlled so all buildings are kept to traditional standards.
