hello,

I'm trying to sell a 2 bedroom apartment in Geroskipou, paphos. Do any of you have any contacts for good estate agents in the area?

No good estate agents in Cyprus as the legal ones are only interested in new build developer property so they can get their backhanders for extras as well as their exorbitant 5% plus vat! The illegal ones the same charges and the same attitudes.They are not pro active dont put themselves out so the best advice I can give you is to wait until the market picks up (right now it is dead) the pound strengthens against the euro,you get your title deeds and then advertise it yourself in an Uk paper or magazine such as Daltons weekly or the Lady mag.We have been trying for 3 years with 3 cypriot agents and not even had anyone view.They fixed the price,it is in a lovely location and is fully furnished and equipped for move in and live.Sea and mountain views,covered parking and communal pool.150K euro,a steal for someone and negotiable.

They can't be that bad, they managed to sell to you!

oh no...really??? that's really bad. Surely there has to be one good estate agent somewhere in Cyprus.x

If you can't sell a property that has been on the market for 3 years then you are asking too much for it. Cypriot estate agents have a fixation that prices only go up, or at least they never go down in Cyprus - the centre of the Universe. They have not adjusted to the realities of the market. You can sell anything at the right price especially, in the case of Cyprus, if you have the deeds. I have been wanting to buy on the island for 4 years but I refuse to pay more for a two bedroomed apartment than a semi costs in some parts of the UK. Early buyers in Cyprus have probably done very well out of their investments, more recent ones will have to face the fact that they have lost money if they want to sell now.

Jerry and Beverley are right, apts that were bought before 04 can be sold on at an attractive price to the buyer and a reasonable price for the seller but owing to the huge glut of unsold apts prices remain soft, those bought over the odds since, are going to lose as buyers offer much less. But the loss can in some way be lessened by the exchange rate if changing to sterling.

Estate agents in Kato Paphos www.fitzgeraldcyprus.com very good user friendly website and have been in Cyprus for 18 years. The owners are Australian I believe.
