Service Charges enquiry

Postby thorogoodj » Mon Apr 12, 2010 9:32 pm

Can anyone give me an idea of what is reasonable for service charges for a two bedroom apartment in an 8 apartment complex including pool maintenance, cleaning of the public areas. I have been asked to pay 240 euros every 3 months which I think is extremely high.

Chances are, the building administrators have outsourced the building maintenance, with the high costs covering the contract.

Where I live, a 2 bed appartment in an 8 appartment block, we pay 20Euros a month. The cleaner gets paid 60Euros a month and she comes once a week, doing an excellent job. The rest goes for the electricity/water and the bank in case anything pops up.

640 Euros a month between you all is too high imo. Ask the building administrators for a copy of reciepts of where all the money is going, surely you have a right to that?

From my experience, it is usually Developers who charge the highest common charges. And some are very loathe to pass the management onto the owners.

They vary wildly. When I lived in Limassol a 2 bed apartment without a pool cost £10 Cyp (17 euro) a month. In the same road, a 2 bed with a pool cost £35 Cyp a month.

Hazza - your cleaner comes very cheap! Here in Lca cleaning costs are approx 170 euro a month per block (was £100 Cyp) for weekly cleaning of common areas.

Average CCs for apartments around here (with pool) seem to be in the region of 21, 27 and 33 euro for 1, 2 and 3 bed apartments, but I know people who pay over 50 euros a month for small 1bed apartments with pool and garden areas to maintain.

Hazza - it just occurred to me that, in such a small block, you probably don't have lift maintenance charges to account for? And I meant to add that our pool is cleaned twice weekly during all the summer months and kept open all year (but not cleaned anywhere near as often as that in the winter).

Many thanks Guys,
I thought that might be the case and need to gather some evidence and facts before I confront the contractor. The property is quite small, with very little communal gardens and a small pool and lift to maintain.

We have a lift and we get it serviced, though as there are 2 floors and a penthouse, most of us just use the stairs......its quicker.
