If there were 400 units sold in one week (I am suffering a credibility stretch here :-( ) the danger may be when you go to sell, you may be competing with 399 other people.

A 400 unit in Trimithousa is VERY large and would double the number of properties there; it's a fairly small village - albeit with a very large church.

May I ask who the developer is?

400 on one plot does seem alot in one week - in any climate!

One salesman I spoke to told me our mortgage would be covered with rentals and there was a marina being built.....em.....right;)

3 years on and no sign of the marina!

any sort of recovery is going to take a really long time

if prices dont drop any further, they'll remain at today's levels for years to come.

if they continue dropping, they'll slowly rise over the years, but it'll take time to reach 07 levels

Marina

from what I have heard the location of the marina has been decided, east of the bay, as regards when it will be built ???

As regards rentals covering your mortgage, it is feasible if you can get 25 rental weeks or so of holiday rentals, but gain depends on the term of the loan, percentage of client contribution, etc.

The property prices was a bubble.

Since first buble in amsterdam in 17'th century ( tulip flower buble ) the price of the object of buble newer come back to the same level.
The price always settle down on the level form before the buble and then follows the normal inflation like all other goods.

so mine guess-timates for CY are :
the house prices will go down
the water price will go up
and the food will go up
