Land registry

Postby Svetlana » Thu Mar 26, 2009 9:56 am

Today, I went to Land Registry and was told I was unable to check whether the person selling a property was actually the owner. They said even if I were a solicitor I would not be able to check.
This seems very weird. Has anyone else had a similar experience?

Perhaps they want you to cross their palms with Euros, then I bet they would find the owner of the property.

If you wanted to find out if the owner of a propety is who they say they are, ask to see the stamped contract from land registy. If the do not have it they can easily obtain it and if they dont want to show you, they clearly dont really want to sell the house.

Thanks for the advice; the only problem with seeing a copy of the registered Sales Contract is that the property may have been resold subsequently. But certainly the owner can obtain a current copy of their Land Registry entry, but he is in the UK :-(

Dear Richard

Thank you for the offer of the Presidential Palace but I find Nicosia a little oppresive and, they speak a funny Greek there. But I am prepared to offer you Pafos Marina, in exchange - it should be completed in a week or two :-)

They speak funny Greek in Nicosia?!?!?!?!

I remember staying in Paphos quite a few years ago when hotel housekeeping staff were still Cypriot and my Cypriot wife could not understand what the Paphitissa maids were talking about!!!

Lawyer/developer

Postby sarahk » Thu Mar 26, 2009 2:28 pm

I would assume he has a copy with his lawyer whom should no doubtably be in Cyprus so as to be able to have completed the transaction for him in the first place. Also depending on the developer who by law keeps all contracts along with cancelation from land regisrty and new contracts if it has ever been re sold should be able to advise you.

The local Moukhtari would / possibly have some info if the Land Registry failed.

The LR are very slow. Three years and no deeds yet.
