I am not at all surprised. Like all Cypriots I stick up for my country, but lets us face it, compared to mos Greek islands Cyprus is not all that beautiful nor does it have a unique character. Kyrenia, which I grew up to regard as the most picturesque town in the world, is nothing compared to Nafplion, Mykonos, Paros town, Sifnos and so many others.

Greece has 16000 kilometers of coastline, the longest in Europe, and greate variety of landscape and architecture along that vast length. So from the point of view of physical beauty Cyprus is the loser and as the "developers" continue to assault the land, will lose more with time.

As for business, there is not much to do, since both countries produce pretty much the same stuff. So it is reasonable that mainland Greeks would not be flocking to Cyprus.

As for the prices mentioned above, ie One Million Euro, for a villa in Ayios Athanassios of Limassol, people need a reality check. I was in Italy in the early summer and saw several farms, with spacious famrhouses in Marche, next to Toscana, for much less than half that price. Imagine living in central Italy, within hours of the Adriatic, 12 hours from Corfu by ferry (where you can take your car for 75 Euros), a few hours from Rome, Florence, Bologna, a days drive from Milan, Switzerland and Austria! All that and several hectares (not donums) of productive land thrown in. All for 350 000 Euros. Developers of Cyprus need a reality check and they need it fast.

You are missing one point. There is a labour shortage in Cyprus.

Regarding the Russians the 2001 census is still accurate. Most Russians who are permanent residents of Cyprus came here in the 90s. From 2001 until today maybe a couple more thousands came but I don't think more. Of course tourists from Russia increased the last years but tourists are not counted as residents. Greek Greeks are not many in Cyprus but there are several 1000s of Pontians who have Greek passports and are considered Greek citizens. Since 2001 I guess the number of Polish, Romanians and Bulgarians is the number that increased the most because of our entry in EU.

Well regardless of all the statistics being splashed about on this thread, I actually went to Germasoya today.

Easy access to Highway, nice mountainous views, about 10 mins from town centre and sea.

Village looked OK although didn't go all over, but you can get a general idea.

So, anyone want to buy some land???? makes for a perfect development, all those russioans and all :wink: :lol: :lol: :lol:

Fair point, but if you own a shipping company in the port area of Limassol and want a comfortable house less than 30 minutes' commute from your office, a farmhouse in Toscona will not fit the bill.

Totally agree Tim.

Coming back to reality, if I went to Bulgaria, I could probably get a whole lot more for my €350k so its horses for courses, lets not get carried away.

True, if one lives in Limassol Yermasoyia is pretty handy. But, if one is invited to buy a holiday or retirement home, then Yermasoyia must be compared to other areas in the Mediterranean.

Seeing the concreting of the whole seaside strip from the Zoo to Yermasoyia and beyond it is obvious that the hundreds (if not thousands) of dwellings cannot be filled by Cypriots only. Some if not most are aimed at foreign buyers and they will be asking why here and not elsewhere.

I understand where you are coming from, but you are making a fundamental mistake.

As all this land is being bought and developed, the cypriots cannot affored to buy so they will have to buy a ready made house.

The days where everyone built their own is slowly going and my prediction will be we will be buying houses from developers like they do in the UK.

Even in villages, the young married couples are having trouble and they will soon be looking to buy built houses.

Being in the EU means we are expecting many foreign people, buyers, workers and so on so we still need the properties to be built.

Yermasoya, is as good as any, but being in Limassol gives it that much more of an advantage.

I live in germasoyia, oposit the CTO parking. It is noisy at most nights, and slightly dangerous cause of all the creeps and drunks, but other than that I think its a nice area, close to the beach.
