And if you have ever dealt with estate agents you will know that their main concern is to get the sale and get the comission! They will mostly tell you what you want to believe.
You doubt the price difference between TC land prior to 74 and TC 'exchange' land (former GC land given to TC for land lost in the south) for comprable land / properties is in the region of 30-40%? What do you think the difference is?
For info the estate agents I have met and asked have been met in social situations and my enquires have been questions of interest and not any expression of seeking to buy a property. Even if I were asking to buy a property why would they lie about the price difference between these two sorts of land? They might lie about how close a property is to the shops or a noisy road or how good it's views are or how large its rooms are or how well built or maintainted it is. I can see why they might do any of these, but the comparative value of the two sorts of title deed? Why would they lie about that. How would this lying work? Say I expressed concern that 'exhcange' title was too risky - then there may be an incentive for them to imply it is not - just look at the price difference between them (which they lie and make lower than it is) - and I just come back and say great find me a house similar to this exhcange deed house and sell it to me at a similar price. Then they are stuck.
