Well that is the MISSING LINK in development. How do you compensate the owners who do not build while their neighbors are becoming rich by turning virgin land into "developments".

The approach so far has been a punitive one, by declaring the land of "slow" owners, who did not jump on the bandwagon "green belt" etc and causing a vertical drop in value. A better way would be to tax the owners of developend land and pay the owners of naturally preserved areas. That would make the preservation of nature a profitable pursuit. But then, how many owners would want to pay a natural amenity charge on their apartment because the land around them is preserved in its natural state?

Green belt

Postby Tim Drayton » Fri Oct 03, 2008 12:54 pm

Does the concept of a green belt exist in Cyprus?

The urban area of Limassol has now spilled over into more than twelve municipalities, most of which were once independant villages. There is no sign that this behemoth is ceasing to grow. If Limassol has a green belt, where is it?

Halfway to Paphos in one direction and halfway to Larnaca in the other!

I was suprised to hear yesterday there are plans to build a sports centre and shops, cafes nr Doros. I have not seen any plans but apparently the land has been sold. I also note there are further plans to build more houses above Alassa, which is already the site of some new properties.
This land is virgin, mainly past agricultural and well away from any existing housing or business developements. I understand these development will all link in with the new road to be built from Limassol to Troodos.

Green belt around Limassol moves further up the mountain on a monthly basis.

One thing I have noticed is a big slow down in new projects 'popping up' and new builds appearing. The credit crunch appears to now be in Cyprus. This is a good thing in many ways, 1st it will help take away the cowboys in development and 2nd it will help keep Cyprus natural and beautiful

It is amazing how many Brits buy a property that has been built on a green-field site and then believe there shouldn't be any more development...

You should join the Pissouri Residents Association - that appears to be one of their main aims...

Hi CG

Maybe there's a local Pissouri forum that can rally people together for a common goal. But I guess the Admin would have to be a foresighted sort of person (as ours is by allowing us so much freedom of expression :D ).

The Pissouri Residents Association does have a forum which states: -

Pissouri Residents Association Forum wrote:For the purpose of free speech most things will be allowed on this forum.

However, as I have discovered recently, even asking a simple question from the chairman on the forum can result in your account and all your posts being removed without warning or any right to appeal.

Hardly a democratic forum allowing free speech.

So, are you saying you would have been happy for them not to have built your apartment. Or, you would be happy to pay a tax to prevent further development once yours had been built...? :?
