I took delivery of one of my apartments in April 2005 so they are now only 4 months over their guarantee time. I am still refusing to take delivery of my other one because of compensation charges over late delivery and the fact that the bath was broken which they expected me to accept £300 for instead of it being replaced.
Despite my useless solicitor telling me that it was no use trying to get compensation for late delivery I took the fight on myself and after just two e mails got an offer of 7000 Euros from them.
We are now in dispute over the so called guarantee that they say can be provided if required. What they fail to tell on their website is that they will try to get the purchaser to pay approximately 1% of the amount to be guaranteed every year despite the bank guarantee letter lasting 2 years in the first place.

The evidence against the Turks is there for all to see!

They are already condemned by the UN and ECHR.

Besides there are enough Turks, including you, around to give the counter-claims. This builder is not here to defend himself, so it is highly unethical of the poster to make such remarks.

Unfortunately, he does have a reputation for throwing things together as quickly as possible without producing the title deeds. Most of these are for the "Ria Court" buildings. When looking for an appartment, I was warned to stay away from all the Ria Court buildings and any Panicos Livatyiotis sites.

This thread is needed unfortunately so that others do not suffer like so many of us.

This thread has nothing whatever to do with Turks, Iraquis, Iranians, Russians nor Americans nor whoever rattles your cages at this time.

I would name and shame but at the moment we are going through the legal system and have finally got a date for trial.

I would recommend anyone thinking of buying here to talk to others who have been through the system and be warned, research, research etc etc.

The same rules apply to anyone buying in a foreign land but be warned not all judicial systems are the same!!!

Oracle has a case and so do you. I think publicly naming and shaming may come back to bite you on your arse! Perhaps be a little discreet in naming these dodgey cowboys. Then again, I think it is important for other potential buyers to know who are the good and who are the bad builders

It is my understanding that title deeds are issued by the land registry office and that the developer has nothing to do with this. Have I got it wrong?
