Please can you help? I have found a copy of a document and unfortunately I don't read or speak very much Greek, it is to do with some land in Kato Koutrafas Nicosia, it has my mothers name on it, originally from Ayios Kassianos Nicosia, along with the name of her 3 Brothers, and a couple of other relatives, Sadly my Mother Died January 2005 and I don't have any one else to ask for help.

My question is, what if anything do I need to do with this document now my mother is deceased? Can you tell me who I should contact in Cyprus to register mine and my Siblings interest (if possible) in this Land.

All I can understand on this document is:
Village-Kato Koutrafas Area-Paziei (I think) Dekaria-10 Metra-703 Number-4486 ?-XXVIII ?Plan?-24 Klimaka-5000

Hi,

Is your father still alive? (sorry to ask).

The share of the mother (under the law of succession) goes equally to the children, but the spouse is also allowed an equal share.

If no spouse the your mothers share is divided between you and your brothers and sisters .

eitherway, you will need the death certificate for your mother. If your father is also deceased then you may need his as well. It would be far easier to engage a solicitor to handle this for you as you are not greek speaking. The solicitor will need to complete the necessary paperwork togther with the certificates and your mothers share will then be allocated to you and your brothers and sisters.

A new title deed will be issued with the new names. You will have to provide the names , addresses and ID (or passport numbers) of each of your brothers / sisters to the solicitor for him to do this. They may also need to sign the said paperwork to confirm that they are in agreement with it all.

The size of the plot is 10703 m2 and divided between the current owners means your mothers share is 1783m2 (assuming 6 persons on current title - mum + 3 brothers, + 2 other relatives)

Depending upon how many of you there are then the 1783m2 gets equally divided (also depends if dad is alive or not).

Seems alot of effort for what you will eventuall get, but if the land is in the build zone (residential land) then then there will be value in the total if everyone agreed to sell. If it is agricultural, and depending where it is, value is questionable without seeing the area or knowing abit more.

If, I were you, I would ask if the others wanted to sell their shares and try to get the whole, because with what you have you won't really be able to do much / or anything with it residential or otherwise.

In the land registry offices there are usually people we call Dikolavous (like legal assistants) they work privately and do all the necessary form filling for you for a charge. In the first instance it maybe cheaper and you may get more info from them before you go to a solicitor. the process is going to cost you something to get it sorted.

Thats about it, i'm sorry to say cannot offer anything else.

I know Its not a very large amount when divided and it is agricultural land
and probably not worth much in money terms but when so much has been lost already, well you know what I mean.

My Mother once told me there were other land documents but this is the only one I've found, very sadly since our mother died we don't see our Greek family anymore.

Hello again,

sorry to hear about your mum.

If you have an ID number for your mum and a death certificate, you can go to the land registry and you can apply for a list of properties on that persons name. You don't have to have the documents. After all they are only copies of the title held in the land registry.

its easy to do, it may cost just a few euros and hey presto you now know what you dear mum had, then you can get things transferred.
