I have a small problem that kind of needs resolving. The trouble with Cyprus, or in-fact any country is that they all make out to be vastly different to each other, when in fact the laws and procedures are more or less identical.

My question is about renting property in Cyprus from the landlords percective. I was taught that in it is always best for the house to be unfurnished, with a 6-month contract so the tenant can be removed if he does not pay. 1 year contracts are not advised.

I understand that letting agents work for the tenant and against the landlord. In all companies it's the determining factor of throughput that takes priority. Therefore, taking this into consideration, throughput in this example is obtained from the one-month deposit the agent gets via the tenant, and not through the landlord. Therefore agents will always side towards the tenants favour and not the landlords.

I for one understand that furnishing property is a bad idea. The trouble with furnishing property is that the tenant is less likely to respect the house and is likely to break some of the furnishing you have placed. To add insult to injury, they are also likely to leave, as they have no material assets to think of, and lets face it, it's far easier to move elsewhere than to clean your mess.

Every time I deal with agents they keep trying to convince me that Cyprus law is different, the thing is, that is almost identical to English law. I recently spoke to a solicitor and he confirmed the rules and regulation in terms of letting property out, and believe me, it's 98% identical. If anybody disagress please say, I will speak to a solicitor to confirm it.

Here are my questions,

1. So, how is rental property in Cyprus?
2. Do people rent furnished or unfurnished housing?
3.. Does the fact that the property is one-bed room or a studio have bearing to it being furnished/unfurnished?
4. Do rental property in Cyprus come with Washing Machines, Fridges and Air conditions.
5. If somebody is to rent something furnished, is it not worth renting it short terms as oppose to long term so that he can maintain his furnishings.

I hope you can understand why I have to post such a message in the forum. Agents are great liars and are likely to tell me that the toilets seats come gold-plated as standard so that they can get a quick rental. They have this talent of saying something, they swiftly taking it all back when it goes all wrong.

So please!!! serious replies only.

1. We've had a great experience but there has been a lot of mutual trust involved
2. We wanted unfurnished (have you seen the taste of most furnished homes?? :shock: ) but there are many furnished so offer either and give a sightly higher price if furnished

hi sega, here in the north there is loads of property rentals, apartments rent better than large villa so i'm told. lots empty though. if you are looking for student lets they come pretty much without anything. for student lets best area is kyrenia. if your looking to holiday let then they are furnished along with white goods. i have met someone who had terrible trouble getting their tenant out who left the place in a bad state. it took him over a year to get them out through the courts. 3 bed apartments are advertised for about 300-350 sterling a month but you could get that per week for holiday lets in high season. all i can say is good luck and never,never,never trust an estate agent.

Just as you have retuning landlords, you also have returning tenants, so we do not determin their income, simply the potential for their income. It's the tenant that determines their income.

I am thinking of re-advertising my property, the trouble is I mostly get non-european calling me, who can hardly speak English or Greek, not to mention the slight lack of trust. The obvious one-month deposite taken does not help.

Thanks for your replies though. I have a fridge, washing maching and an aircondition. Do you think I went overboard? I am not putting in furnishing as they will destroy them, as well as my obvious lack of taste :lol:

Seriously, you don't need to preach to the converted. I already know this. I also know somebody who had bad experience with tenants. There is a law which enables the tenant not to pay the rent, if there is something wrong with the house, which conflicts with his style of living. The trouble is, the particular individual was destroying the house, so that he would not have to pay rent. Pretty clever aye.
