Property - buyer's market?

I have been reading for ages that this was a buyer's market but after searching for a decent house with character - 4 bedrooms with some garden (1,000m square) in Limassol for around €450,000 I am really struggling to find anything.

All houses for this price are smaller 3 bedroom houses and the concrete square box we don't want. The agents say "if only you'd asked 6 months ago"!!! Maybe the fact we want title deeds is beyond them.

I thought that I could find an owner who was keen to sell quickly for cash and no chain but not a sniff!

Does anyone know where all this excess of resale property is, I can't find it?

Up the road towards Troodos, alot of ex pats returning home, big houses, large plots cheap prices. Limassol you are out of luck. You may try Pantheman, he is on forum and may help.

I have asked agents to look at the Troodos Road but still nothing.

I guess the excess must be in Paphos!

If you are prepared to go up to Lania, Alassa or nearer Platres they are there. Take a drive round, knock on a few doors. There maybe even better prices without Estate Agents commision.

House next door to a friend in Larnaca.

4 bed detached 200 sq mtrs covered area, reasonably large established garden .

Owner desperate to sell

Sold two weeks ago ~~ for Cy £140,000

Boy was I sick as a pig when I found out .

So there are bargains out there although I'll admit they are hard to find ~ it's just a shame I missed this one.

Your demand for title deeds is possibly a drawback. I recently searched for a weekend place along the North Paphos coastal area & of the hundreds if not thousands of properties for sale I was only offered three that had title deeds. I would not be interested in anything without despite the agents continual protestations that title is not necessary & will be transferred in time. Perhaps I look like a mug, I'm not sure. Interestingly none of them would take me up on my offer to accept the place & sign for the sale today but lodge the money with the lawyer which would only be handed over on transfer of title. Not a sign of confidence that title will be issued is it.

Where do these folks advertise these properties...it's all about location location location...but how about marketing the properties.

This is a big problem. I don't want to be held to ransom over the deeds, too many horror stories.

If you are looking at resale I would of thought most would have deeds. Saying that from the horror stories circulating I may be wrong.
