The huge difference in buying land and property in the ROC is that the law demands that the seller must be the legal owner with legal deeds in possession and that the buyer on exchanging contracts and fully paying for the land or property receives title of land or property and the legal deeds that the entire world , including the Banking world most importantly , recognises as proper evidence of a legal acquisition of land or property.
The same can not be said when buying property / land that does not have the same credentials and does not withstand the legal tests of a bona fide transaction.
What can be compared is the existence of unscrupulous sellers and developers , one MIGHT be selling or developing property or land belonging to him while the other MUST
LEGALLY be selling , developing land belonging to him.
If during the execution of the sale or development the seller or developer defaults then such act is illegal and can be challenged in the ROC courts. Not so in the "TRNC" which sanctions the sale of G/C properties.
That is the huge difference .
