maintenance contract

Postby liquorice » Wed Jan 16, 2008 2:05 pm

Our maintenence contract has just been taken over by a member of the complex (previously the builders maintained the complex) and they are proposing to charge CY£300 for a 1 bed apartment and CY£400 for the 2 and 3 bed apartments. The complex includes a pool.
Does this seem reasonable from your experience?
I cannot understand why a 2 bed would cost the same as a 3 bed if a 1 bed is cheaper on the grounds of fewer people using the facilities.
Your comments and experience would be greatly appreciated.

What are they planning to do for the money quoted?

This is my problem mountainman, I havn't received a contract or anything yet that stipulates what would be involved. The developers have said they no longer wish to continue with the maintenance and I was told that a residents group would be set up. Many of the people in the apartments are residents but we live in the UK. We suddenly got an e mail asking when we would be paying but had not even received an invoice!
I have just been on CyprusLiving and got a few questions answered. It would seem that most developments are priced according to floor space. I have just downloaded a document called "The immovable property law 1993" which sets out just how a maintenance contract has to be operated.
The amount we are being asked to pay seems reasonable but the split between apartments seemed strange.
Having looked on the original plans the 1 and 2 bed apartments are about the same size but the 3 bed are larger so I shall be arguing that the 3 beds should be paying more!

My little place (58M2) costs about Cy£25 every other month. Price is based on area. Roughly Cy£150 a year but we do not have a pool, maybe the pool accounts for your seemingly high charges.
