Northern Cyprus becomes latest property hotspot
Northern Cyprus is blessed with property prices far below comparable destinations in the Mediterranean

21st December 2007Simon Henson, a property investment specialist, talks about purchasing property in Northern Cyprus.
The Turkish north of this sun-drenched Mediterranean island is blessed with miles and miles of stunning coastline, secluded beaches, friendly people and a relaxed way of life long since forgotten in other parts of Europe.
But more importantly to astute property investors it is blessed with property prices far below comparable destinations in the Mediterranean and North Cyprus is now the most talked about hotspot in the Med - with over £2bn of foreign investment pouring in over the last two years.
However, a cloud has appeared on the otherwise clear blue Cypriot horizon. Greek Cypriots who claim they were displaced from property in the north thirty years ago - when Turkey invaded to protect Turkish Cypriots who were caught up in the military coup orchestrated by Greek generals in Athens - say that much of the land in the north is theirs and they want it back.
To achieve this, a handful of them have sought reinstatement through court orders in the southern, Greek controlled areas. To date a small number of Turkish Cypriots and one British woman have been summonsed to appear before the southern courts.
The aim of the court orders is not to get enforcement in the Turkish north of the island - this is impossible as the north has a separate legal system and does not recognise Greek Cypriot jurisdiction there - instead they are attempting to get access to foreign buyers’ assets in the EU by using a mechanism that - in theory - allows judgements made in one EU country to be enforced in another.
So, do these actions have any legal validity and is it safe to buy in north Cyprus? And if there is nothing to worry about why all the fuss?
European Property Association of Northern Cyprus (EUPRO), an organisation representing foreign property owners' rights in Cyprus, brushes aside the legal arguments as "scaremongering".
Donald Crawford QC, who is a legal expert and spokesman for EUPRO says that the legal action is politically motivated and orchestrated by the Greek Cypriot government in an attempt to damage the north's booming economy. He says that for various reasons the legal argument is hopelessly flawed and that the Greek Cypriot government stands more chance of appearing in the dock itself than any property purchasers.
"We have been here before, with their scaremongering claims about enforcing judgments against property in Britain, for example, and we know what damage they did with that in press stories," said Mr Crawford.
"The aim…is to frighten off buyers and weaken the north’s property market. That is the real purpose here - propaganda. So the more people know about the reality of these EU laws the better. Unfortunately there is nothing one can do to stop them coming up with these malicious and petty legal scams. But they are no more than that. Think of them as wasps. Damned nuisance, but you don’t abandon lunch. You swat them."
