Hi Oneness

If you go to the first post you will find the details of the company.

This is the third such auction; the first two were by another company who again, worked alongside Strettons. They were not great successes. Many people turn up to watch the auction but there were few buyers.

Regarding the current auction, I think there are 43 properties for sale but two have ben pre-sold. The company were concerned about lack of interest a couple of weeks ago - there had been very few viewings - so launched massive phone campaign to potential buyers - and this has awakened interest.

I am not sure about the Fee structure for this Auction but the total fees for Buyer and Seller at previous Auctions was around 6% + VAT, I think, plus some up front advertising fees.

As Loizou are a Registered Estate Agency perhaps sellers can set the fees against their Capital Gains Tax.

I was struck by their radio advertisng which claims that the properties are being sold 'below Market value'; if I was one of their sellers I am not sure I would be too pleased by that!

Isnt that the point of Property auctions Svetlana? Historically, auctions are places that you can pick up some bargains!!!!!

antonis louizo i think is the name of the company the auction ie there first one is on tuesday there ofice is located at the traffic lights st geroges hotel opposite angelika restaurant and next door to pets pantry hope this is of some elp

Hi Peter,
Interesting looking site.I was in Cyprus when Strettons had their first auction,and I was told it was not a success,that hardly anything was sold!
As I was considering the auction route for the sale of my property.I was dissapointed so did not bother.
Looking at the properties,all I would say,is do not think about buying one without seeing it first.Some look spectacular but may very well be next to a building site where their views may be reduced to nil! Some may have structural problems and others may be in built up areas with bad crime rates or neighbours.
Price wise,as a rule of thumb,CY£1-1.5K per square metre is around the norm for new builds and then factor in all the extras you get with a previously owned property.(white goods,fly screens.air-con,heating,furniture etc). With hindsight,I would have bought a resale and not gone for (off plan) as I would have got better value for money.

Very nice peterc, who wouldn't want it.

I notice the plot size mentioned is smaller than the covered area, i wonder what other info they give may be incorrect.

Anyhow why not just ring up and make an offer they maybe happy to take it rather than go to auction.

P.S. Antonis Loizou is a chartered surveyor, if i were you i would ring him and telling him you want to buy at HIS auction and ask if the property is worth what is being asked. You just never know your luck.


Just had a second thought. Usually properties go to auction that have not been able to sell. Since this property so nice i would have thought it would sell quite quickly, so why is it at auction ?? begs the question doesn't it?

Sorry to spoil you fun, but if you intend to part with 250K wouldn't you be asking all the questions ?

the plot size is smaller than the covered area because its built on 2 floors. the asking price for similar properties in thedevelopment are 300k
