I am thinking of purchasing 2 donums of land (approximately 2800 meters) in Tersefanou, Larnaca near the new golf course. It is zoned at 10 percent for a home.

What do the experts on this forum think is a fair price?

Not so much with the 10% restriction. You would have enough land for 1 mansion or 2 3 bed villas. I believe the golf course is only a project, at the moment, and cannot be counted as a local amenity until it's operational, rather the opposite.

Are you speculating or is it for your own home? If the latter, and if the site is good, I wouldn't go above £15/m². If it's for development at a profit with no income for 2-3 years, maybe up to £20/m² at a push.

Depends on other factors too. Is it on a road ? Is it within 300' of a road, is there electricity, water, telephone ?

£20,000 a donum is low for tersefanou, if you could get it for that i think you would be laughing, personally, cos, they are selling land at that price in inland villages in the east.

If the land in not on a road or near one then it maybe alot of hassle to gain access so you need to be aware of the things involved.

Met with the owner yesterday. There are 5 plots in total, 1 sold for 240,000! He wan'ts 240K for the others as well. Does this sound crazy, who would spend so much money.

Daylight robbery! I could get villa-zoned land in Switzerland for less than that and Switzerland is reputed to have the most expensive land in the world. If the price included a luxury mansion, that would be about right :D

it is more than crazy, why dont u invest on Greek islands?? much more beautiful and cost much less :wink:

Karma , can you not see that Greek God prefers Cyprus to the Greek islands. I am sure Zeus and his progeny know best!! :lol: :lol: :lol:

sorry to disapoint u but many Greek islands r much more beautiful than ur island and much cheaper...Cyprus seems to turn Beverly Hills :?

Karma, I agree but I am talking natural beauty. If all these carpetbaggers end up in the greek islands, what makes you think that they will not be the next Beverley Islands? Its only a matter of time. Its painful for me to see someone running down my country :cry: :cry: :cry:

Karma, it's not the beauty of Cyprus which attracts the people, it's the Cypriots. :)
