Hi - I am looking into buying an apartment on a small complex can anybody tell me how much I should budget to pay for communal charges
and if possible give me a breakdown before I sign on the dotted line I need to make sure I can cover all costs - many thanks

Varies a lot according to where you are and the type of services offered. Generally <£100/year, often much less.

I'm paying £20/month on a brand new appartment block. There are only 8 flats here, but the plan is, try and save some money so we have a big kitty in case anything ever needs doing, if we want to repaint it, bringing the cleaner is more often than not etc.

Sorry, I thought you meant the charges for rubbish collection etc.

Yeah, I pay about £20 a month in the middle of Limassol. No pool. My parents pay a little more in Limassol, but then they have a pool. Mine has been as little as £16, and as much as £35 a month (new front door), but normally sticks to around £20.

Our place in Limassol costs around Cy£25 to Cy£30 every other month.

Hi there, this really is something that should be discussed with your development company / estate agent prior to signing dotted lines. Surely they will know how much you will be paying for your communal charges as they no doubt are the ones to hire the cleaning staff and pool service people. The charges really do vary from complex to complex.. Ours is 30 pound a month includes pool area/hallways/communal toilets/sunloungers cleaned 3+ times a week. Our pool is cleaned 2+ times a week. It depends on what your complex needs. My suggestion is ask them before buying.. get it all in writing.

Communal charges are based on the size of the property in relation to the the others in the complex. E.g. If you buy an apartment of 75 sq.m, then your charges will be half as much as someone with a 150 sq.m apartment.

If you own property in a complex, you are required by law to contribute to the insurance, maintenance and repair of the commonly owned parts of the building; in essence those parts that you share with the other owners. These may include entrance halls, stairways, exterior walls, swimming pool, tennis courts, etc. (whether you make use of them or not).

As orokliniservices has pointed out, this is something that you need to discuss with the agent, developer, or your lawyer.

Hi - thanks for the info - is the buildings insurance included in the £20/£30 per month or on top of, it seems easier to ask the forum than the builder!

I get mine as a separate item, just under Cy£100 a year for all risks buildings and contents with no excess. The agent I use is Mary Xanthou in Limassol, have used her for years.
