Hi I am thinking of buying a property in Cyprus mainly to rent out for holiday lets but over the winter may be for three or four months if i cant get the holiday makers in. What are the best areas to be looking at? Would it be Paphos, Coral Bay or anywhere you might suggest. Thanks for any information or advise you might have. he property I am thinking of would be a 3 bedroom villa

Hi Andy,

There is A LOT of property for rent in all of the tourist areas and competition is fierce. Coupled with this, the drop in UK tourist arrivals is not helping matters.

Unless you have something that stands out from the zillions of others, don't plan on making a fortune from tourist rentals. At best, you're probably looking at 4% or so gross annual return on your investment and 16-18 weeks occupation.

If you just want a holiday home and are not bothered about generating the income - no problem.

But you could be better off by buying a couple of apartments in residential business area where the possibility for long-term rental is better - or perhaps one in a residential area and one in a tourist area for your hols and an occassional let.

Remember too that you'll need to advertise & promote your property, furnish it, get someone to clean & look after it for you, make repairs, redecorations, replace breakages and pay telephone, electricity and water bills & local taxes.

Nigel is right.

If you are looking at making money off buy-to-let then you have to offer something spectacular and different from the rest.

Perhaps offer to come over and do their ironing for them!!!!!!!

That wont work simon.. they just throw everything back in the case,
then sort it when they get home..

What about our pool-bar and jaccuzi
full cleaning service , big outdoor screen just incase there are night matches ... 5 minutes from pafos ..5 minutes from the airport... do you think i have plugged it enough yet 8)
