But just who or what is the respectable market in Cyprus? Have purchased properties, sold, purchased etc and have used non licensed and licensed services - out of the two and naming no names - the non licenced company gave me a far far superior service and BETTER prices on the same properties the licensed one showed me. How do you explain that. Incidentally did you know that licensed agents here in Cyprus have signed agreements with Non licensed "agents" and give and offer high commissions. A/L is just one of these so what would he have to say about that!

Hahaha.. I rest my case ... as I said the best way forward is to try and find and deal direct whenever possible.. it isn't easy but neither is dealing thru an agent!! I had a friend who some years ago was very keen to buy a property here and went thru all the stuff with the registered agent and as you say - after she went off waiting for stuff to proceed I saw the same property on another agents website for C£40K less.. she dropped the whole thing so fast she left tyre marks and dropped the idea of coming to Cyprus too!! Clever these agents :D

This was in Cyprus Mail last week:


Remand for man who sold house that wasn’t his

POLICE yesterday issued a four-day remand for 40-year-old Pavlos Kyriacou from Limassol after he tried to sell a house that did not belong to him to a British citizen.

Kyriacou agreed to selling the property to the man in July 2005 for the total sum of £110,000.
According to reports, the British man gave Kyriacou a down-payment of £60,000 through his lawyer, but became increasingly suspicious when the 40-year-old did not respond to any of his calls.

The man then decided to take matters into his own hands and came to Cyprus where he discovered that the house did not belong to Kyriacou but to a 50-year-old Nicosia citizen.

He then reported the case to the police who arrested Kyriacou.

Exactly, and the resale market fairs no better I'm afraid, I was recently offered a 2 year old property in Larnaca at what I did think was a reasonable price (and I'm meant to be experienced having lived and bought and sold here before). I happened to meet up with the owner without the agent (by chance) and she told me she wanted £25000 less than the agents insisted on putting up for. It wasn't an expensive property either. Because she was "locked" in with the agent we couldn't do a deal - I have found out she has now sold it - to yes you have guessed a British buyer. Unfortunatley, the english are very gullible when they leave their shores.

Clive, what are you saying???????? the agent achieved 25k more for hes client. is it a case of hard cheeses on your part? lets be fair here, what would you have done?

Yes I am - C£40K is £50K sterling.. lorra lorra dosh 9 ish years ago even to a rich person! I think the shock of finding out and then worse the agent wasn't even ruffled and said it happens all the time.. made me very wary I can tell you and hence she went to another country and ripped off there instead! Must be a worldwide endemic thing - common term aka greed! :D
