Thing is if you are looking for something not too old, you have to look at area. Example, you wont see a new build block of flats on beachfront/ tourist road starting less than 100.000 CYP (for a 1 bed). You are deffinately doing the best thing by trying to look for one without agents as they charge the owner 5%(on sale price), and this could be negotiated with the owner in order to drop the price. Try golden oppertunities paper. I have a flat for sale on beachfront road opposit the mediteranean 2 bed very good size fully furnished, but the building is a little old. Bear in mind the fact that the block is due to be refurbished within the next couple of years, so it will be as new (can be varified by the administarator of the block) . You wont find a new 2 bed of that size for the 83,000 asking price.
